Argosy Real Estate Partners Exits Mayfield Road (SIOS Portfolio)

On April 14, 2026, a partnership between Argosy Real Estate Partners and Bay Street Capital exited Mayfield Road, a property within the Southeastern Industrial Outdoor Storage (“SIOS”) Portfolio. The asset was sold to a real estate investment firm focused on industrial outdoor storage (“IOS”) investments across core East Coast markets.

The partnership successfully executed its business plan by leasing the property to a national equipment rental company on a long-term NNN lease and capitalizing on strong demand for well-located IOS assets in high-barrier, supply-constrained markets. The transaction reflects continued institutional interest in the IOS sector and the portfolio’s strategic positioning.

Argosy continues to view IOS as an attractive niche within the industrial sector due to its fragmented ownership, limited supply, and growing demand from infrastructure, logistics, and equipment-oriented tenants. The IOS strategy aligns well with Argosy’s lower middle market, alternative property sector investment strategy, where operational execution and local market knowledge can create meaningful value.
