Argosy Real Estate Partners Acquires Niche Industrial Property in Houston, TX

We are pleased to announce that Argosy Real Estate Partners has closed on the acquisition of 10303 Sheldon Road, a 137,050 sf crane-served, power-intensive industrial property situated on a 9.7-acre site in Houston, Texas. The property features significant power infrastructure, multiple overhead cranes, approximately four acres of industrial outdoor storage, and direct access to key transportation corridors serving the Houston Ship Channel and broader Houston industrial market.

Prior to closing, the partnership executed a full-site lease with Champion Integrated Building Solutions, a Texas-based manufacturer serving energy infrastructure and data center clients. The lease provides immediate occupancy and positions the property as a stabilized industrial asset in a submarket characterized by strong demand for specialized manufacturing and heavy industrial facilities.

The business plan includes completing a targeted capital improvement program focused on roof upgrades, crane repairs, HVAC improvements, overhead door repairs, and other property enhancements designed to support the tenant’s operations and maximize long-term value.

Argosy’s operating partner is Harbor Capital, an Austin-based industrial real estate investment firm focused on acquiring and repositioning niche industrial assets throughout Texas. Harbor has completed more than $545 million of industrial transactions across approximately four million square feet and specializes in value-add industrial investments in Texas.
