The Pepper Hall Master Plan is also entitled for 100,000 sf of retail space, 109 for-sale single-family homes, 54 for-sale townhomes, a 336-unit multifamily apartment community, and an 18-acre riverside park owned by Beaufort County.

The site is located along Highway 278, the primary east-west thoroughfare through the metro area and the only road onto Hilton Head Island. Bluffton has experienced tremendous growth over the last decade due to its proximity to both major employment centers in Hilton Head and Savannah, desirable climate, relative low cost of living, premier public school system, and access to numerous world-renowned golf courses, beaches, and retail options.

The Operating Partner is Maverick Development Group, a Chattanooga, TN based company focused on developing build-for-rent communities through the Southeast. Prior to founding Maverick, its principals started a successful regional homebuilding company known as RP Homes.
